Short answer: a direct booking website for a Nantucket rental is a simple site with great photos, a live availability calendar synced to your listing platforms, clear pricing, your rental registration number, and a way for past guests to book again without paying platform fees. It does not replace Airbnb or VRBO. It captures the guests you have already earned and gives new ones a reason to trust you.
The fee math
Platform fees on short-term rental bookings typically run in the range of 3 percent on the host side plus a service fee charged to the guest that can be 14 percent or more. On a Nantucket summer week, that is real money on both sides of the transaction. If a guest pays $9,000 for a week, the combined fees can exceed $1,200.
A direct booking site does not eliminate platforms. It gives your best guests, the ones who come back every July, a way to book that saves both of you money. Two or three direct repeat bookings a season pays for the site many times over.
What Nantucket owners need to know first
The Town of Nantucket created a short-term rental registry in 2022, and the Health Department's 2026 data lists more than 1,600 permits across roughly 1,550 addresses. In November 2025, Town Meeting voted to make short-term rentals a permitted principal use in most districts.
What this means for your website: display your registration number, describe the property accurately, and make sure your occupancy and rules match what you registered. A direct booking site is a public document. Keep it honest and you have nothing to worry about.
Must-have pages
- The property. Photos first, then the essentials in a scannable list: bedrooms, bathrooms, sleeps, parking, distance to the beach and to town, air conditioning, outdoor shower. Guests are comparing a dozen listings and want the facts fast.
- Availability and rates. A calendar that shows real availability and seasonal pricing. Do not make people email to ask if July is open.
- Location. Say where you are in island terms. 'Sconset, Madaket, Surfside, Cisco, Mid-Island, Brant Point, Polpis. Off-island guests learn these names fast and search for them.
- The booking flow. Inquiry form at minimum. A deposit and payment flow if you want true direct bookings.
- House rules and FAQ. Check-in, linens, trash, noise, the ferry and car reservation situation. Answering these on the site cuts your email load in half.
- Reviews. Pull the best from your platforms and put them on the site with the guest's first name and the month they stayed.
Booking engines compared
You have three options, and the right one depends on how many properties you manage.
| Approach | Best for | Cost |
|---|---|---|
| Inquiry form plus manual calendar | One property, mostly repeat guests | Nearly free |
| Embedded booking widget from a channel manager such as Lodgify, OwnerRez, or Hostaway | One to five properties, want real direct bookings | Monthly subscription |
| Full custom booking system | Property managers with many listings | Significant build cost |
For most single-property owners, the middle option is right. The channel manager syncs your calendar across Airbnb, VRBO, and your own site so you never double book, and the widget handles payments. Your website then just needs to be fast, beautiful, and honest.
Photos are the whole game
Rental guests choose with their eyes. Phone photos taken at noon with the blinds half closed cost you bookings all season. A proper shoot in good light with the house staged is the best money you will spend on the property this year, and the photos work on every platform, not just your site. I shoot interiors and exteriors for island properties as part of most rental site projects. More on that in why island businesses cannot fake their photography.
Staying compliant
- Show your rental registration number on the property page.
- Match occupancy limits to your registration.
- Collect and remit the Massachusetts room occupancy tax on direct bookings, since the platforms will no longer do it for you.
- Keep a written rental agreement and have guests accept it during booking.
Getting the repeat guest
The real value of a direct site is the email list. Every guest who has stayed should hear from you once in the fall with next year's calendar and a note that booking direct saves them the platform fee. That one email, sent in October, is how good properties fill July by Thanksgiving. See my post on marketing a Nantucket business in the off-season for the full approach.
If you own a rental and want a direct booking site before next season, tell me about the property. I will tell you which of the three approaches fits and what it will cost.
